Living in Deer Creek Ranch, Dripping Springs: A Local’s Guide

If you’re looking at homes in Deer Creek Ranch, here’s the first thing to know: this isn’t a typical master-planned Dripping Springs neighborhood.

Deer Creek Ranch is older, eclectic, heavily treed, and a little quirky but in the best way! Homes and lot sizes vary considerably, there’s no HOA, and depending on which part of the neighborhood you’re in, it can feel surprisingly rural or much more residential. Some roads are pave and some are super rocky with pretty impressive where you almost want a 4 wheel drive.

I also have lived here for 22 years, so this guide isn’t based on a drive-through and some MLS data. These are the things I think buyers should actually know about Deer Creek Ranch.

Where Deer Creek Ranch Is — and Why I Love the Location

Deer Creek Ranch sits between Hamilton Pool Road and Ranch Road 12, putting it in a pretty fantastic spot for getting around the Hill Country.

Downtown Dripping Springs is roughly 6 miles away, Bee Cave about 10 miles, and downtown Austin about 23 miles. Depending on where you’re headed, Hamilton Pool Road and Fitzhugh Road provide different routes toward Austin and the surrounding area. Traffic or an accident? You have two more options to get into Austin.

But what I really like about the location is everything in the other direction. Wimberley, San Marcos, Lake Travis and Marble Falls are all within reach. You can spend a Saturday on the lake, head to a Hill Country winery, visit a river town or go into Austin for dinner without feeling tied to one direction.

Two Counties — and Two Very Different Sides of Deer Creek Ranch

This is something many buyers don’t realize until they start looking at homes here: Deer Creek Ranch stretches across both Hays and Travis counties.

And the two sides can feel very different.

On the Hays County side, lots generally range from around half an acre to several acres, with some approaching four acres. If you want trees, privacy, room for a garden, a workshop or simply some breathing room between you and your neighbors, this is likely the side that will catch your attention.

On the Travis County side, you'll find much smaller lots, including some under a quarter acre, and homes tend to sit closer together. That can be a great option for someone who likes Deer Creek Ranch but doesn't want the maintenance that comes with acreage.

The variety is actually one of my favorite things about this neighborhood. Deer Creek doesn't have one house, one lot size or one particular look.

What Are Homes Like in Deer Creek Ranch?

Expect variety.

You'll find older Hill Country homes, remodeled properties, newer construction and plenty of houses that don't look anything like the one next door. That's part of what gives Deer Creek its personality.

Prices can vary considerably depending on the home, acreage, condition and which part of the neighborhood you're considering. Rather than relying on a broad price range that can become outdated quickly, I recommend looking at current Deer Creek Ranch sales and active listings when you're ready to buy.

And because I live here and work in real estate here, I can help you compare the different parts of the neighborhood—not just the houses.

Deer Creek Ranch Schools

Deer Creek Ranch is split between Dripping Springs ISD and Lake Travis ISD.

That makes checking the individual property address especially important. Don't assume that because one Deer Creek Ranch home feeds into a particular school, another one a few streets away necessarily does too.

School boundaries can also change, so I always recommend verifying current attendance zones directly with the appropriate district before purchasing.

Currently as of October 2026, Dripping Springs ISD feeds into Dripping Springs Elementary School, Dripping Springs Middle School and Dripping Springs High School. While Lake Travis feeds into Bee Cave Elementary, Bee Cave Middle School and Lake Travis High School.

No HOA

Yep. Deer Creek Ranch does not have an HOA.

For a lot of people, that's one of the biggest attractions.

It also helps explain why Deer Creek doesn't have that uniform, master-planned look. Homes have evolved differently over the years, properties have their own personalities, and the neighborhood feels established rather than manufactured.

That doesn't mean there are no rules or restrictions affecting individual properties, so that's still something you'll want to investigate when considering a particular home and look at the deed restricitons.

The Lakes and Parkland

Okay, this is probably my favorite part.

Residents, for a small fee, have access to approximately 33 acres of neighborhood parkland and lakes, and it's one of those amenities that's easy to overlook when you're simply scrolling through listings.

Depending on what you're in the mood for, you'll find opportunities for:

  • Swimming and enjoying the beach area with an anchored dock

  • Volleyball

  • A playground

  • Hiking and walking

  • Fishing

  • Kayaking, paddle boarding and other non-motorized lake fun

I paddle here myself, swim when it is pretty full and having this kind of outdoor space right in the neighborhood is one of the things that makes Deer Creek Ranch special to me. We also had so many birthday parties here in the past! And a Friday night potluck is not unheard of.

The board is getting really stepping it up a notch. I am on the event committee and we are trying to host an event each month. For years we have had Christmas with Santa, and coming up Chili cookoff, Halloween Truck or Treat and and a tree lighting.

Water and Septic: What Buyers Should Know

Deer Creek Ranch isn't suburban Austin, and some of the infrastructure reflects that.

Water is provided through Texas Water Company and homes use individual septic systems. Some have rain water as well. We do have droughts, restrictions and pipes break. During storms when there hasn’t been water they often will have bottle water being handed out at the lake. It is not a perfect system but I guess it is what it is.

If you've never owned a home with septic before, don't let that scare you. You simply want to understand what you're buying, know where the system is located and have it appropriately inspected as part of your due diligence.

This is exactly the kind of thing I walk buyers through when they're moving from a more urban or suburban area into the Hill Country.

What It's Actually Like to Live in Deer Creek Ranch

This is the part a listing description can't really tell you.

Deer Creek Ranch feels established. There are mature trees, wildlife, people out walking, neighbors who know one another, dogs that occasionally decide to explore the neighborhood without permission 😂, and an active community Facebook group where people share recommendations, neighborhood happenings and local information.

It isn't polished and identical from street to street. That's kind of the point.

If you're looking for perfectly matching houses, tiny manicured lots and a long list of HOA rules, there are other Dripping Springs neighborhoods that may be a better fit.

If you like character, trees, outdoor space, different types of homes and a neighborhood that's grown organically over time, Deer Creek Ranch is worth a look.
